Realtors predicting another great year

In a recent Denver Post article, Realtors believe that 2013 will be a continuation of the strong real estate market we saw in 2012.  The reduced inventory over the past year has contributed to a 9% increase in sales price and 18% more sales than the previous year.  The market in January has started out busy and is expected to continue throughout the spring and summer.  Some analysts don’t believe that Denver will see another year of double digits growth.  Tom Thibodeau, academic director for CU’s Leeds School of Business, said “It could happen again in 2013, but I would really be surprised. A double-digit rate of appreciation is scary to me. It’s just not sustainable. I would expect something more like 6 percent this year, which is still phenomenal.”  Companies are growing again making for good job security and there are many buyers that have been on the fence for several years.  Interest rates can’t stay this low forever and now is the time to make the move.  It will be interesting to see how this year plays out!

Denver Real Estate is Strong

In a recent Denver Post article, Denver home prices are back to the highs of 2006.  This year has been a good year for real estate.  The inventory levels being so low are pushing prices up and days on market down.  In October, there were only 9,719 homes on the market, a 31.3% decline from October of 2011.  “If the number of available homes continues to stay low and total days on the market remains at historic lows, we’re looking at the potential for a very healthy seller’s market closing out 2012,” said Kirby Slunaker, chief executive of Metrolist.  As we close out 2012, there is no end in sight for a strong buyer demand and limited housing.  The seller’s market has returned after several years of a strong buyers’ market.

The East West Partners and Slifer, Smith and Frampton – Denver office has always had the best model in Denver and now it’s even better!  On Tuesday, Archetype 3-D came and added 13 buildings to the model.  Some are buildings that have been up for a few years like Waterside Lofts and others are brand new buildings that are about to come out of the ground.  Four new apartment complexes have been added and look fantastic.  These include the AMLI project on 20th and Little Raven, City House at 18th and Chestnut, Cadence at 17th and Wewatta, and Delgany Lofts at 15th and Delgany.  Our model is a great way to get a feel for Denver from a birds eye of view.  It is amazing how much growth has happened over the past decade and what is still to come with the Union Station Neighborhood.  If you haven’t been in our office to see it, I would highly recommend putting it on your to do list.
